Why fire-retardant mattresses matter in shared housing
In shared sleeping accommodation, the mattress is the largest single piece of combustible material in the room and the item closest to every sleeping person. That is the whole reason fire-retardant covers are the baseline expectation for labour camps, staff accommodation and student hostels in the UAE rather than an upgrade you choose.
There is a second, more everyday reason. A fire-retardant fabric cover is almost always also a tighter, more durable weave, which means it survives repeated cleaning between occupants. In accommodation with rotating residents, mattress condition is the item most likely to be flagged at inspection, and the cover is what determines whether a mattress is still serviceable after its third occupant.
Getting this right at procurement is far cheaper than retrofitting. Replacing 500 mattresses mid-occupancy means moving workers out of rooms, disposing of the old units and absorbing an unbudgeted cost, usually at the least convenient moment.
Fire ratings and standards explained
Fire performance in mattresses is described in two separate ways, and conflating them is the most common specification mistake.
The first is the cover fabric, which is treated or inherently flame-retardant so that it resists ignition from a small flame or a smouldering source. This is where the FR label on most commercial accommodation mattresses comes from, and it is the layer that does the most practical work because ignition almost always starts at the surface.
The second is the core. Foam and spring cores behave differently once involved, and some suppliers offer FR-treated foam at additional cost. For most UAE staff accommodation, an FR cover over a standard high-density core is the accepted specification. What matters is that you ask the supplier to state in writing which layer is treated, to what standard, and whether the treatment survives washing. A verbal assurance that a mattress is fire retardant tells you nothing.
Mattress types compared
High-density foam is the default for labour camps and short-stay worker accommodation. Density in the 28 to 40D range determines how long the mattress holds its shape, and thicker is not automatically better if the density is low. A 15 cm mattress at 32D will outlast a 20 cm mattress at 24D comfortably.
Bonnell spring mattresses use an interconnected coil system and sit a step up in comfort and price. They suit staff housing and student hostels where residents stay for months rather than weeks and comfort affects retention.
Pocket spring mattresses use individually wrapped coils that respond independently, and are the right choice for hotel rooms, hotel apartments and senior staff accommodation. Orthopedic variants with a firmer supportive core are worth specifying where you have a long-stay or older workforce and want to reduce back complaints.
Sizes for bunk beds and single beds
Mattress size has to be confirmed against the bed frame before you order, not after. The standard UAE camp and hostel sizes are 80 by 190 cm and 90 by 190 cm, matching the standard steel bunk bed and single bed sizes.
Thickness matters more on bunk beds than on single beds because of guard rail geometry. Guard rails on an upper bunk typically stand approximately 28 to 32 cm above the sleeping platform. Fit a 20 cm mattress into a frame designed around a 10 cm one and you have reduced your effective rail height by half, which will be flagged at inspection and is genuinely less safe.
The practical rule is to specify bed and mattress together from the same supplier, or to send your existing bed specification to the mattress supplier before ordering. We manufacture both, which removes the mismatch risk entirely.
Bulk ordering and replacement cycles
Mattresses are consumables on a longer cycle. Plan replacement rather than reacting to it. In high-turnover camp accommodation, a well-specified high-density foam mattress with a washable FR cover typically gives three to five years of service. In lower-occupancy staff housing, expect longer.
Order in bulk and stagger by block rather than replacing an entire camp at once. That flattens the cost across financial years and lets you move residents between blocks without emptying the site.
